COMPARATIVE MARKET ANALYSIS (CMA) is a comprehensive written analysis prepared and presented by a Professional Real Estate Agent to help determine the probable sales price of a property.
CMA is an estimate or an opinion of the value of the property that includes a review of:
Three (3) comparable properties currently for sale
Three (3) comparable properties that have pending sales and
Three (3) properties that sold within the past six months
All of the properties used in the analysis must be (if possible) located in the immediate area of the subject property.
Indicators include:
Square footage
Number of bedrooms and baths
Major updates such as new kitchen and baths
New windows
New heating systems
New hardwood floors, etc.
Other amenities like garage, fireplace, and finished basement may also add to the value of the property.
After extensive analysis of the information the Real Estate Agent has gathered, he/she will then adjust the value of the subject property. Also the Real Estate Agent will factor in the current real estate market condition to determine the estimated price.
The estimated price range will be presented to the seller(s). Based on the price range recommended by the Real Estate Agent, the seller(s) will then decide the asking price for the property.
